Case Study: Panattoni – July 2026
The Cost of Compromise: A Whole-Life Approach to Car Park Waterproofing
Total Project Size: 8,321 m² (MSCP 1: 2,600m² / MSCP 2: 5,721m²)
Structure Type: Two modern, purpose-built Multi-Storey Car Parks supporting critical logistics operations.
Solution: Deckmaster System R
Design vs. Reality:
Completed in 2023, these two multi-storey car parks were initially constructed using a liquid applied penetrating solution on the concrete as an alternative to a fully applied waterproofing membrane.
While the penetrating waterproofing solution was intended to reduce concrete permeability, subsequent cracking associated with movement within the structure created pathways for water ingress. A waterproofing solution capable of accommodating dynamic movement was therefore required.

The Consequences
The consequences of relying on the original waterproofing strategy soon became evident:
- Widespread cracking across the deck
- Water penetrating the concrete structure
- Moss growth and surface contamination reducing skid resistance
- Ongoing deterioration of the reinforced concrete
- Increased maintenance costs and future structural risk
Had the defects been left untreated, continued water ingress would have accelerated reinforcement corrosion, leading to concrete spalling, structural damage, costly repairs and disruption to the client’s operations.

Why System R
- Multi-Layered System – Membrane system engineered for demanding Multi-Storey Car Park environments.
- Class B4.2 Crack Bridging – Accommodates dynamic movement while maintaining a continuous waterproof barrier.
- Cold Applied/ No Hot Works – No naked flames or hot works permits required. Class A Fire Tested and certified.
- Long Term Waterproofing Protection – Protects concrete from water ingress, chlorides and deterioration.
Solution:
Installed Solution:
Following mechanical preparation and crack repairs, the complete Deckmaster System R build-up was installed, incorporating a robust waterproofing membrane with aggregate-broadcast layers to provide a durable, slip-resistant deck finish.
The seamless cold-applied system provides Class B4.2 dynamic crack-bridging performance, allowing it to accommodate structural movement while maintaining a continuous waterproof barrier.
Finished with a UV-stable, slip-resistant wearing course, the system delivers long-term protection against traffic, weathering and water ingress.
Project Outcomes and System Benefits:
- Fully waterproofed structure
- Dynamic crack-bridging protection
- No hot works required
- Class A fire tested system
- BS EN 1504-2 compliant
- Long-term asset protection
